Serious interest is invited for a joint and cooperative venture to invest in and develop a Victorian mansion on Sefton Park, Liverpool as a 'green' CoHousing project.

What is CoHousing
? Although CoHousing schemes will vary greatly in personality and design, the basics should include that it involves an intentional community where there is self contained accommodation and communal facilities; and that it is a socially creative enterprise where residents equitably manage their immediate environment.        
Ullet Grange could house up to 11 dwellings but a lesser number of CoHousing investors might be needed. People are invited to join a venture to convert a 30+ room Grade II Listed Building into s/c apartments with additional communal facilities. Ullet Grange was built in 1875 in over 1 acre of beautiful gardens, is surrounded by parks and near to Mersey river walks and arguably it is in the most attractive area of Liverpool.

The property is currently marketed with a guide price of £795,000, it is jointly owned by two people, and a partial buyout by further parties is invited. It is not possible to accurately state the investment needed, as there are many variables. The initial investment would create 'shell' apartments following a prescribed method and agreed list of repairs /improvements /development etc, after which individual parties would invest further as they wished in their own apartment ('Stage II') further adding to their value. An English Heritage Grant may be available; the property is freehold; Planning Permission has been obtained for a conversion.

There is great deal more to find out, discuss and plan but all parties would need to satisfy themselves that they can work together and be prepared to agree to a process, contracts and firm statements of intent.

Main goals of the project would be to protect as far as is reasonable, the valuable character of the house, and to develop it incorporating as far as possible 'green' or renewable energy elements. In the process everyone will acquire a grand apartment in a rare property in the most attractive area of Liverpool, and gain equity. Additionally members would gain all the benefits of a socially creative CoHousing community.
